Moved a couple of months ago to one of the Boyle Heights residences and Adaptive Realty has provided us with STELLAR service & communication! Anytime we need something addressed, they are quick to get back to us and address the issue promptly. Luis, their maintenance technician, is amazing at his job and it shows! We greatly appreciate all the work Adaptive and their maintenance team does for our rental home to make it a safe and enjoyable place to live. My family and I are very satisfied with the service we've received and are very happy living here. Highly recommend Adaptive Realty! If I were to have to move to another location, I would look at Adaptive's lovely rentals first!

I'm a new tenant, and Adaptive has been easy to work with. They helped me find a lovely unit in a great building. It feels competitively priced to be a fair value, considering the limitations of an older building.

They have adequately responded to my needs, and I'm mainly writing this to commend their plumbing vendor. Erick and his associate went above and beyond, including me for service after normal business hours. They were efficient, friendly, and thorough. Adaptive chooses great service contractors - I just hope the need is seldom!

I have called out multiple civil code violations ( Civil Code 1942, & Civil Code 1671(d) ) in hope to resolve internally and avoid contacting city officials, however Adaptive Realty has dismissed my attempts at resolution and I will soon have to escalate.

Usually maintenance impress me and move swiftly, although they drop the ball from time to time. Currently they refuse to look at the black mold in the bathroom even though they were notified 6 months ago and I have followed up many times via call, email, and text.

They include a 6% late fee with no grace period and recently charged me 180$ when I paid rent on the 1st and it cleared on the 2nd. California Civil Code Section 1671(d) states that liquidated damages (like late fees) in residential leases are void except where proving actual damages would be "impracticable or extremely difficult."

The landlord would need to show:

-The late fee is a reasonable estimate of actual damages, with proof.
-The fee was mutually agreed upon (being in the lease isn't enough).

My landlord bought my building for 500k in 2015. I currently pay 3k for rent which is almost the whole mortgage monthly fee-- yet adaptive charged me 80$ to fix my garbage disposal, that I had only used twice before it broke. I told them I wasn't at fault, the maintenance man told me it was a faulty disposal, yet I paid the fee, because to Adaptive tenants aren't people, we are purely revenue.

I'm sure the property managers are kind and lovely people, but they are not helpful and often dismiss concerns and copy and paste responses while completely ignoring what you're saying.

Unfortunately, our experience with Adaptive Realty has been riddled with disappointments early on. What was supposed to be an exciting and happy move for us turned into a stressful ordeal due to poor management and maintenance.

We signed the lease a couple of days before moving in, ensuring they had enough time to get a team in to clean the unit before our arrival. However, the lack of communication leading up to our move was appalling. Even 24 hours before we were supposed to move in, we had received no information about where to pick up the keys, when we would have access to the unit, or any other critical details. We repeatedly tried contacting both the property manager and the agent, but neither could be reached. Even the so-called "emergency line" went unanswered, leaving us completely in the dark during an already stressful time.

When we finally accessed the apartment, it was in terrible condition. The unit was extremely dirty with hair, dust, dirt etc. and had obviously not been properly cleaned. Management eventually sent a "cleaning team" of three individuals who cleaned while wearing their shoes from outside. We had specifically requested a deep clean of the entire unit, but only select areas were addressed. This still required us to clean the whole apartment ourselves, so we could start getting settled. Adding to the frustration, our lease explicitly states that tenants will be charged for professional cleaning if the unit is not properly cleaned upon vacating. How can they enforce such a strict standard while failing to ensure the same for new tenants?

To make matters worse, maintenance consistently informed us last-minute— the day of—about when they could address our issues, despite our repeated requests to be notified at least a day in advance so we could plan to be there. On one occasion, we were even told they would no longer make an effort to fix our issues because we weren’t home when wanted to come by (with only an hour’s notice).

Additionally, all the blinds in the unit were stained, and the shelves in the fridge were broken. We have waited almost two months for management to replace a broken shelf in fridge, only to receive the wrong one.

Other issues in the apartment have required numerous follow-ups with both the property manager and the maintenance team before being addressed. Their responses are slow, and they dismiss or ignore even basic questions, such as inquiries about the unit's electricity wiring. It feels like they operate entirely on their own timeline, addressing issues only when they feel like it and dismissing what they can. When things are finally addressed, it is "fixed" half-heartedly.

What should have been a joyous and exciting new chapter in our lives has honestly been overshadowed by the stress and frustration caused by Adaptive Realty and their lack of urgency so far.

This review is for the Maintenance Department of Adaptive Realty, Inc. The maintenance techs are always super friendly and communicative. I have a cat and a dog and they are always careful of the doors. In addition, the techs are fast and do a great job!

property management is awful. Years of no responses to issues. Brenda Diaz, our manager, lost our keys and told us to make them copies for her even though it’s their responsibility. We were never compensated or given the spares back. They often post vague 24 hour notice of entry and then don’t show up when they say they will. Our washing machine was making a severe grinding noise and we were told by their maintenance team it needs to be inspected for safety asap. Now they are refusing to pay for the inspection / repair covered in our lease because the repairman didn’t document the actual repair and just said it was and inspection. They are really good at dodging and trying to take advantage of their tenants…

I requested 5 maintenance requests as I had just moved in my unit. I was very impressed as they got it all done by the next day despite requesting it in the afternoon. the technician updated me through phone call throughout the process from evaluating the unit, to buying materials, to completing the service. Overall happy with the service and I hope it stays consistent
