This company is beyond lack luster in its tenant relations, at upholding community guidelines, and is generally less than straight forward with its business policies and management. Below is my story and why I would not suggest this company for peaceful living environment, or as a amicable company to work with. Corporate Landlords being Corporate Landlords.
IMT has chosen to not renew my lease as retaliation for my continued complaints to the front office and ācourtesy officersā about parties and late night noise at the pool.
It should be noted that my rent has always been on time, that I have no lease violations on record, and that I have not been made aware of any complaints from neighbors.
I live at IMT BUCKHEAD in Atlanta, Georgia.
I moved in 2020 before IMT acquired the property, and was placed in a unit just above the pool. The view is great, and I love the light my apartment gets. But noise has consistently been a problem. I call the ācourtesy officerā which is a line to leave a voicemail for officers of the Atlanta Police Department. They often do not respond because they are city employees with work loads of their own. This especially applies on Holiday weekends, which are prime times for parties at the pool. Weāre talking large groups of people out by the pool, generally drunk and loud, until up to 1:30 in the morning with no one to reach.
As the community guidelines state that each resident is allowed 2 guests at the pool, and private parties by the pool are not allowed, I have reached out to the office about the lack of response from the courtesy officers. Deaunte White, our Community Manager, most often makes excuses, passes the blame, and has done nothing to improve the situation. He wonāt even send out reminder letters about community policies. Since he would not acknowledge any responsibility in the matter, I continued my search through IMT corporate in hopes to find an effective company member.
So I moved up the ladder to Sarah Hoffman, our Eastern Regional Manager. Although she seems genuine in conversations about improving adherence to community guidelines, reassurances turned out to be hollow, and eventually emails were just ignored.
So I asked our office if there was someone else I could reach out to. āNoā I was told straight faced. I walked out of the office, and then right back in, knowing that Dan Good is our Eastern Regional Vice President and asked for his email address. Jihad, our Assistant Community Manager, told me he could not give me an email address for Dan Good. I have NEVER heard of a business saying you simply could not have an email address for someone in corporate.
Turns out Google Map reviews get results. 30 minutes after posting one Sarah called me and patched Dan in. I was assured it was not IMT policy to withhold contact information. And we had the usual āwhat can we do to improveā conversation and yet still nothing has improved. I guess getting them involved is grounds for lease non-renewal.
Again, rent always on time, no lease violations, no known complaints from neighbors. They simply donāt like being held accountable to uphold the community guidelines set forth by their company. This is blatant retaliation.
Cue their corporate reply that will dodge any ownership of the situation

My complex could care less about anything. Iāve had issues with my carport parking spot for years. Thereās a yellow loading zone directly behind my carport which makes it almost impossible to park. The apartment complex allows their workerās vehicle to park there for hours multiple times. Iāve complained and nothing is done. Obviously they donāt understand the meaning of a loading zone. Iāve asked if I could be assigned another spot and they refuse to work with my on this issue. Today I came home and there was a huge work van parked in my way!! Keep in mind thereās a big truck in the carport next to me. So I tried to get into my spot I honked to try to find the person to move first. I had to pull in and out 3 times and still hit my right bumper and side . Basically I have enough damage to that area of my car itās gonna cost. I was livid and crying. I get charged 2500 a month to live here and this situation could have been avoid had my apartment complex would obey the rules and listen to my concerns. I called my manager explained what happened. She didnāt apologize to me and could care less about how upset I was. I explained I wanted a new spot to park in she says oh weāre full I canāt help you. Thatās a lie I walk my complex everyday and thereās plenty of open carports. This is because the parking is a mess cause of the option to purchase another spot for 35 bucks. So of course people are purchasing these spots cause they are closer to their unit then their assigned carport spot. Parking is a joke here. My manager could care less about solving the problem and issue. Good thing I took plenty of pictures of the van blocking me and my the damage to my vehicle!! I doubt Iāll get any compensation but Iām going to try. So thatās why I give only 1 star āļø I live in the IMT apartment complex in woodranch Simi Valley California. You guys have horrible manager and the head of maintenance isnāt that helpful either. Look when you pay 2500 a month to live somewhere the staff works for you but here I feel the opposite. Terrible I hope who ever is reading this will take my complaint seriously. Also I donāt have a corporate office email or contact that I can contact on this matter and when I call my corporate office they redirected my call back to my manager which I donāt want to deal with.

Listens to their residents when there is a problem, but to get in contact with them, I had to leave a review on this page just to get their attention. I'm glad they don't just ignore it but its annoying I have to speak to their corporate office rather than the leasing office to get problems fixed, They consistently have problems they revert on, First it their Maintenance workers they definitely tried to cheap out on, only for people to complain and "magically" all of a sudden the people that did a good job are working for them again, Second "renovations" become inconvenient and unnecessary (again while we are still living here) and recent third act that's been fixed was Blowtorching the front gate. There are some issues that happen that only make us human and they do get fixed very quickly, but the issues shouldn't happen in the first place. Stop taking the cheap and easy way out because it clearly cost more money to revert back anyways. There are people here that definitely care about their job and keep everything the best that it can be, If they NEED something to do their job please don't make them improv to do something, it only makes it worse. I hope to see things stay or only go up from here, Thank you

I am sincerely impressed with the staff, facilities, and community at IMT. The apartments are spacious, modern, and luxurious with new appliances including an in-unit washer and dryer. The amenities are abundant, well-maintained, and carefully thought out. The entire leasing staff is very communicative, knowledgeable, and helpful. Jake and Kevin made themselves available to answer all of my questions and facilitated multiple guided tours. Jennifer and Gilbert worked diligently to process all of the necessary paperwork and background checks in a timely manner. The staff really is a team here!

The worst customer service call center staff imaginable. They are ill informed and their skill set to answer practically all types is subpar at BEST (Mark). I HAVE CALLED numerous times and get wrong information, calls just disconnect while listening to messages while on hold. Itās terrible. Tried. calling corporate office and can ONLY leave a message that is NEVER returned. I called 4 times. Bad!

I live in the imt sherman circle location, one of the NEWEST developments, so all the terrible management I have experienced is an especially bad sign.
The amenities are NEVER properly serviced, I cannot count how many times I have put sunscreen on my toddler and brought him to the pool only to find it is filled with hair and other filth that makes the water hard to see through. Or taken him to the playground to discover another resident has allowed their animals to defecate there and-in spite of cameras being located all around-the office has done nothing to penalize or even warn the residents who left the mess.
The elevator is out of service at least once a month.
The rear exit gate has been out of service for almost a month.
My washer has been broken for two weeks. No one has updated us or even returned our calls. When you call the corporate office, you will be redirected to a customer service representative who knows nothing about the business or any ways to help you other than letting you know that they will tell someone else and you should wait two days.
If you call back and insist on speaking with a supervisor, you are transferred to the same line. Then your calls are ignored.
This company charges upwards of $2600 a month for a 2 bedroom apartment, but the quality of their product and apartments is hugely lacking and makes you feel every single day like you are wasting your money.
There are better choices in this area for far less money, save yourself some headaches.

Filed complaints about my Local Apartment office with this corporate office. I was told I would hear back in 2 business days. No response for over 10 days. I had 4 follow-ups with them. Every time someone takes down my details and says they will send a message to the "team"!!! But, no response after that. This is very bad customer service.
Reply to the company response: So, you response to you not responding to my complaint about your local office is to take it up with the local office? Wow. You do realize that people will be reading these, right?

Not impressed with this company whatsoever. Made 5 phone calls to their "corporate" office in regards to a complaint about move in issues, not one time did anyone bother to call me back. I was also told it's a third party you call for corporate, and not even their real number. Really regretting renting from this company, so disappointing.
Update: 6 months later no response from Michelle, she stopped responding to my emails, theyāve entered my apartment twice without my permission and said there was an āerrorā on the work order. They keep changing my rent. Such a nightmare of an apartment. Stay away!
